Kayaköy villa guide
Kayaköy is a quiet valley about 8 km south of Fethiye, surrounded by the ruins of Levissi, the Greek village abandoned after the 1923 population exchange; with stone pool villas among olive groves and a deep sense of calm, it suits couples and small families who want to get away from the crowds.
Dalaman Airport (DLM) is about 60 km away, roughly 1 hour by car. The abandoned village, made up of hundreds of stone houses on the hillside, can be explored like an open-air museum. Hisarönü and Ovacık are 5–10 minutes' drive, and Ölüdeniz about 15 minutes. The nearest sea is at Gemiler Bay to the south of the valley, and you can also walk down from Kayaköy to Ölüdeniz on a waymarked trail.
Villas in the valley are mostly restored stone houses or new builds in the traditional style; their thick walls keep them cool in summer, and many have a fireplace. There are a few local restaurants in the village, but you will need a car for shopping and the beach. Spring and autumn are the best seasons for walking, while summer offers a peaceful holiday by the pool.
When choosing a villa in Kayaköy, check the distance to the sea and the state of the access road, as some houses are reached via narrow or unpaved tracks.
